Jordan Fletcher · Hunting & ranch land agent · Trophy Ranches, Billings

Hunting and ranch land,
judged the way it gets used.

I'm a real estate agent with Trophy Ranches in Billings, helping buyers and sellers of hunting land and working ranches across eastern and central Montana. I hunt this country and I still work cattle on my family's ranch, so I look at a place the way you'll use it: how it hunts, how it grazes, and how it holds water.

Based in Billings Eastern & Central Montana Hunting & Recreational Land Working Ranches

Why work with Jordan

A hunter's eye. A rancher's hands.

I grew up on my family's fourth-generation ranch near Ashland, and I spend my falls in the elk woods and on coyote stands. That's the lens I bring to every property.

How it hunts

Cover, feed, water and access

Where game beds, where it feeds, how you get in and out without pushing it, and what the hunting district means for your tags.

How it works

Grass, water, hay and facilities

Whether the corrals will work cows, what the pivot and wells will really do, and whether the place grows enough to get through a Montana winter.

After closing

Still around when the work starts

The deal doesn't end at the closing table. I've shown up to help clients brand, ship calves and fix fence.

If something's missing from the records, I'll say so and go get it. Before real estate I worked in the oilfield, underground mining and excavation, so I know what roads, dams and dirt work involve, and who to call for them.

River-bottom whitetail ground along the Yellowstone, minutes from Savage and about 30 minutes from Sidney. Thick, mature timber gives deer bedding cover, with irrigated and planted farm fields to the west for feed.

The layout lets you get to stands without walking through bedding areas. Established deer stands convey with the property. The ground also holds turkeys and upland birds, and sits on the Yellowstone in the Central Flyway for waterfowl.

My seller had pieced this place together and wanted to move that equity into a larger property through a 1031 exchange, one big enough to qualify for landowner preference when applying for an elk license. I marketed it on the Trophy Ranches website, Land.com, Montana Land Source, Facebook groups and Montana Farm & Ranch magazine, and directly to other agents. It went under contract in two days. I then represented him as the buyer on Sarpy Creek Ranch, below.

The buyer was my seller from End of the Road Ranch. I helped him through the 1031 exchange and found this ranch off market through my relationship with another land agent. It gave him enough acreage to qualify for landowner preference on his elk license, which was the goal of the whole move.

My buyer owned land with better elk hunting but not enough acreage to qualify for landowner preference. I dug into the hunting district boundaries and found that part of Hunting District 701 falls under the HD 590 elk permit, the same permit as his other land. This property sits right on that line, so its 640 acres let him qualify for preference on that permit. That research is how we found it, and we bought it at a good price. We closed after this year's draw deadlines, so his first draw under it is still ahead.

My sellers were moving out of state, somewhere with milder winters. We walked through which improvements would help the cabin show and market better. When the market told us we were priced too high, we talked through the options and lowered the price. That brought an offer, we closed, and they made their move south.

My buyer wanted a turnkey cattle place. We worked through how the existing corrals could be used to work cows, and I arranged a professional pivot inspection. It confirmed the place fit their plan and would grow enough hay to get them through winter.

Jordan Fletcher roping cattle from horseback on a Montana ranch

Licensed real estate salesperson · Trophy Ranches

Jordan Fletcher

I'm a fourth-generation rancher. My family's ranch sits near Ashland in southeastern Montana, where we run replacement and spayed heifers through the summer. I still help there and on neighboring ranches with the big jobs: branding, gathering, shipping, weaning and doctoring.

Before real estate I worked blue-collar jobs: four and a half years in the oilfield, four years as an underground miner, then project manager for a local excavation company. I came to land because I'm obsessed with what makes a piece of Montana ground right for a cattle operator or an experienced hunter.

I'm also a licensed insurance agent with Mountain West Farm Bureau, so I know what it takes to insure ranch property, livestock and hunting land. I'm a member of the Billings, Montana and National Associations of REALTORS® and Farm Bureau.

When I'm not working, I'm with my family, in the elk woods, on a coyote stand, or helping on the ranch.
